PRE-CONSTRUCTION SERVICES

Before the first shovel hits the ground, owners, builders and designers need one thing – a well-conceived and thoroughly reviewed plan.

 

In addition to labor, materials, equipment, and logistics, there are hundreds of factors to consider before we begin building. In the period leading up to construction, our preconstruction teams work with our clients to integrate all of these components into a comprehensive construction plan that aligns with the project’s budget, schedule, and—of course—design goals and overall vision. 

We know what it takes to deliver a successful project, and we also know what hurdles to look out for, saving you valuable time to market and avoiding early-phase cost overruns. During preconstruction, we evaluate everything from the existing building or site to the labor requirements and potential cost of each phase. We guide our clients through the selection of materials, building systems, equipment, and methods of project delivery. Based on input from all team members and our extensive project database, we’ll present our initial cost estimates for each portion of the schedule, including the kitchen sink.

DELIVERY METHODS

Our primary goal is to deliver the best project experience for our clients, and our tailored delivery model solutions reflect the flexibility required to serve diverse groups of owners that we often encounter.

 

How your project will be designed, constructed and delivered, is one of the most crucial decisions made by clients who embark on design and construction projects. The right choice can help overcome project challenges and be tailored to best meet the unique needs of each owner.

 

Working as your project partner, we collaboratively identify the most suitable approach for your project, aligning budget, schedule and overall expectations for project delivery.

CONSTRUCTION MANAGEMENT (CM) + CONSTRUCTION MANAGER AT RISK (CMAR)

The Construction Manager (CM) and Construction Manager at Risk (CMAR) delivery methods foster collaboration and focus the entire project team (owner, architect and contractor) on finding optimal design and construction solutions for the project from the outset.

 

As your CM/CMAR partner, Six Contracting holds responsibility for budget control, constructability review, and coordinating subcontractor procurement/management, while providing the Owner, with a Guaranteed Maximum Price GMP) for construction prior to commencement.

 

By working in concert with the architect/engineer early on, Six Contracting offers valuable expertise when it comes to costs, scheduling and delivery

methods, saving our owners time and money. Then, throughout the duration of the project, Six Contracting leadership serves as the single point of

responsibility for the project’s successful delivery.

DESIGN - BID - BUILD (GENERAL CONTRACTING)

 

It’s the oldest delivery method there is, but it doesn’t stop us from finding new ways to exceed your expectations. We hire and supervise sub-contractors based on low bid, schedules and understanding of the issued working drawings; we also self-perform facets of the work which helps ensure better quality at lower cost to our customers.Those same high quality practices are a given for the entire construction team at Six Contracting.

DESIGN - BUILD CONTRACTING

Design-build (DB) is a collaborative project delivery method that combines architectural and engineering design services with construction as one team under one contract, typically held by the General Contractor. This method allows for flexibility in overlapping phases of the project for a reduced schedule and greater overall value.

 

Based on our past experience, Six Contracting can work with the Owner's pre-selected A/E team, or provide A/E recommendations to the Owner based on location, market and known availability. Our in-house project team manage the entire design process and incorporate constructability reviews into the design process as they are being developed, eliminating schedule lag and ensuring costs are controlled from the outset.

 

INTEGRATED PROJECT DELIVERY (IPD)

An Integrated Project Delivery Method requires collaboration and trust among the basic triad of owner, architect, contractor and beyond. This delivery includes owner, building operators, major system sub-contractors and more. The IPD delivery leverages the teams strengths of planning, design, fabrication and lean construction to result in a faster, less costly project delivery. The IPD delivery method, in all its variations, reduces adversarial conflicts and helps to establish a team culture in the project that can not only lead to significant results for the Owner – but can also facilitate positive and long lasting relationships between all parties involved.

While a number of our projects have received certification through LEED, many of our clients have implemented sustainable principles without seeking certification, while ensuring budgetary and fiscal responsibility. All of these projects have resulted in significant savings for our owners,
in terms of both construction and energy costs.
